If you’re considering buying a property at auction, it’s essential to understand the risks of asbestos—especially in older buildings. Asbestos refers to six naturally occurring silicate minerals, split into two families: serpentine and amphibole.


The Main Types of Asbestos:

• Chrysotile (White): Most commonly used; a soft, woven serpentine fibre.

• Amosite (Brown): Needle-like and more brittle; often found in Africa.

• Crocidolite (Blue): The most hazardous; an amphibole with sharp, splitting fibres.

• Anthophyllite, Actinolite, Tremolite: Less common but still dangerous; all are amphiboles with brittle, harsh textures.


Why It Matters:

• All asbestos types are dangerous when inhaled, potentially causing mesothelioma or asbestosis.

• Amphibole fibres are stiffer and more hazardous than the more flexible chrysotile.

• Asbestos is found in older building materials like insulation, tiles, and cement sheets.
